Yes, many Glossodia properties can support a granny flat, but eligibility depends on the zoning and individual site. Under the NSW Housing SEPP, a secondary dwelling on eligible residential land may qualify for CDC on a lot of at least 450m², with a maximum floor area of 60m², provided all relevant standards are met. Glossodia includes a mix of R2 Low Density Residential, R5 Large Lot Residential and rural land, so not every property follows the same approval pathway. Bushfire risk, flood controls, setbacks and available services should therefore be checked before design work begins.

Glossodia is well suited to granny flats because of its established detached housing, family households and larger residential properties. Around 99.3% of occupied homes are separate houses and 84.7% are family households, making additional self-contained space particularly useful for older parents, adult children or extended family. For suitable properties, a granny flat can also create rental income, a future downsizing option or independent living space, helping homeowners make better use of their land without leaving the Glossodia community.

A granny flat in Glossodia can be approved through a private certifier as complying development when the lot is 450m2 or larger, the secondary dwelling is no more than 60m2 (or 25% of the main house, whichever is less), and setbacks, height and landscaping meet Housing SEPP 2021 standards. This pathway typically takes 10 to 15 business days once documentation is complete. Bushfire prone land does not rule out a CDC, but the design must meet the mapped Bushfire Attack Level, so the RFS map is the first thing we check. On rural or large lot zoned land in Glossodia the CDC route is usually not available, so a DA to council is the normal path.
Not meeting one complying development requirement does not rule a project out. Where a lot in Glossodia is zoned rural or large lot residential, is under 450m2, or is affected by bushfire prone land mapping, a development application can be lodged with Hawkesbury City Council. Assessment times are longer than a CDC, but the council does approve secondary dwellings through this route.
Glossodia is administered by Hawkesbury City Council and assessed under the Hawkesbury LEP 2012. The whole suburb falls within the one council area. Granny Flats X confirms the consent authority for your specific block during the initial property assessment.
